Decks here tend to be bigger and often multi-level, which multiplies everything: square footage to clean and finish, stairs and railings to check, and time between the first board and the last. Large decks are often best done level by level, keeping part of the deck usable and giving each section proper drying time between cleaning and staining. Exposed upper levels usually want a semi-transparent stain; shaded lower levels may suit a toner or clear sealer. Where a previous heavy finish has started to peel, stripping comes first.

Boards damaged by sun or standing water get replaced, and a surface that has worn out across the board is a candidate for resurfacing.
